JUNE 2009, 'WELCOME HAYLEY' OFFICE ADMINISTRATOR / RENTALS CO-ORDINATOR
Hayley Piriou joins us after escaping from the world of finance to seek a more people focussed role within the world of property. Hayley brings enormous local knowledge and contacts to the company to work in tandem with her love for people. As a company that is ever changing and evolving, we welcome Hayley to Livingroom. In addition to general office administration, Hayley will be looking after our local market rental division.

FEBRUARY 2009, 'WELCOME GAVIN' IN-HOUSE DESIGNER

Gavin Boyle joins us from the UK to bring a continuing creative edge to our design department. After recently completing a degree in Graphic Design from Falmouth, Gavin adds a fresh and very current perspective to Livingroom. Gavin excelled at University and has already won a national product design award for Marks and Spencers, beating fellow students from every corner of the UK. NEW! INTERNATIONAL PROPERTY SEARCH SERVICE

Livingroom Bespoke property search is a service designed to support the purchaser / tenant through the process of buying/renting a property. The concept was born after experiencing many a vendor bias transaction where the purchaser /tenant was made to jump many a hurdle to acquire their dream property.

Richard Hardie has seen both sides of the transaction process having worked for leading brands in estate agency such as Harrods Estates London, including the management and start up of the Park Lane office. Latterly, Richard joined Livingroom from London, after working for Phil Spencer (Location, Location, Location) as a senior search consultant, finding prime properties for high net worth clients. Richard’s experience has led him to understand the importance of confidentiality, careful negotiation, research, organization and communication in order to find the client what they are ‘actually’ looking for with no hidden agenda to push the budget beyond what is necessary. Finding the right property is often done without sourcing the property through an estate agent, using an unrivaled database of global contacts.

THE BESPOKE SEARCH PROCESS

• The service is open to anyone searching for a property in the UK or internationally.

• A retainer fee is to be paid to Livingroom Bespoke in order for the search to commence. This covers costs for a six month period and is deductible from the final success fee. The search is contractual. The aim is to find the client the ‘right’ property that matches their detailed search brief – a search agent weighs up the pros and cons of any house, provides comparable reports and negotiates on behalf of the client.

• A property search agent represents ‘the buyer’ or ‘tenant’ and is paid by the buyer or tenant. The estate agent collects their fee from the seller.
  
  The process tends to be:

• Meet the client and discuss search brief.

• Preview properties for client.

• Arrange orientation tour for client with circa 6 closely matched properties – this tour is essential to see the clients physical reactions to a property – what is said in the original meeting can be very different to what is ultimately found.

• De-brief in order to focus the search.

• Livingroom Bespoke continue to search for the right property and view with the client.

• Property found.

• Comparable report submitted to the client.

• Livingroom Bespoke submit offer and negotiate on clients behalf.

• Livingroom Bespoke can recommend advocate/survey/structural engineer.

• Livingroom Bespoke oversees conveyancing and survey until exchange of contracts and completion.

• Livingroom Bespoke can recommend design and build contractors.

Advising on which agents to invite in to your property for the valuation, who to choose, what price, what fee to pay and the strategy for selling the property. Our fee for this is covered by the reduction we achieve from the chosen estate agent.
