The process
- The service is open to anyone searching for a property in the UK or internationally
- A retainer fee is to be paid to Livingroom Bespoke in order for the search to commence. This covers costs for a six month period and is deductible from the final success fee
- The search is contractual. Each search period is for six months
- The aim is to find the client the ‘right’ property that matches their search brief – a search agent weighs up the pros and cons of any house, provides comparable reports and negotiates on behalf of the client
- A property search agent represents ‘the buyer’ or ‘tenant’ and is paid by the buyer or tenant. The estate agent collects their fee from the seller
The process tends to be:
- Meet the client and discuss search brief
- Preview properties for client
- Arrange orientation tour for client with circa 6 closely matched properties – this tour is essential to see the clients physical reactions to a property – what is said in the original meeting can be very different to what is ultimately found
- De-brief in order to focus the search
- Livingroom Bespoke continue to search for the right property and view with the client
- Property found
- Comparable report submitted to the client
- Livingroom Bespoke submit offer and negotiate on clients behalf
- Livingroom Bespoke can recommend advocate/survey/structural engineer
- Livingroom Bespoke oversees conveyancing and survey until exchange of contracts and completion
- Livingroom Bespoke can recommend design and build contractors
